
June is bringing UAD 3.6 readiness into sharper focus across the appraisal and lending industries. With Broad Production already underway and the November 2 mandate approaching, preparation is urgent.

The transition to UAD 3.6 has moved beyond planning and into active production. Fannie Mae and Freddie Mac opened Broad Production on January 26 of this year, allowing lenders to use the redesigned Uniform Residential Appraisal Report in the production environment. That transition period runs through November 1, with UAD 3.6 becoming mandatory on November 2, 2026. That date is critical because the mandate is tied to UCDP submission, not when the order was placed or when the loan application began.
Beginning August 6, UAD 2.6 submissions will start receiving warning messages notifying users to shift to UAD 3.6. On November 2, all new UAD 2.6 submissions will receive a fatal message and a “Not Successful” status. In other words, the industry is approaching a point where readiness will directly affect whether an appraisal can move through the GSE delivery process.
Recent industry data suggests there is still a significant readiness gap. Working RE’s 2026 State of the Profession Survey, completed by approximately 1,800 appraisers nationwide, found that only 3% of respondents had completed an appraisal using the new UAD 3.6 format. The same survey reported that 58% had not yet taken the 7-hour training course developed by Fannie Mae and Freddie Mac, while 64.29% said they plan to increase their fees for UAD 3.6 assignments. With the deadline rapidly approaching, those numbers point to possible impacts on capacity, turn times, fee expectations, and operational consistency.

The transition also changes the nature of appraisal reporting itself. UAD 3.6 moves the industry toward a more structured, data-driven report, with additional property details captured in specific fields rather than broad narrative comments. Fannie Mae’s newest job aids for completing URARs using UAD 3.6 centers on practical areas appraisers are currently asking about, including lessons learned, photo and image requirements, and ANSI reporting standards.
